Maintenance checklists and guided runs

Maintenance tasks extracted from your O&M manuals are only useful if someone actually works through them. That workflow now exists.

  • Due now, at a glance. Every asset page groups its maintenance into Due now and Coming up, with a red pill on the tab so overdue work is visible from anywhere.
  • Log in bulk. Select a batch of routine tasks and log them done in one step. Due dates re-anchor automatically for the next cycle.
  • Guided runs. Start a maintenance run and step through one task at a time, built for a phone in the field. Progress saves as you go, so an interrupted run resumes where it left off, and photos attach as evidence on each completion.
  • A readable schedule. The maintenance calendar and timeline cluster same-day items per asset, so a dense PM program stays legible.

Closeout and O&M records

Closeout packages usually end their life as a thousand-page PDF nobody opens. Specset now turns them into a structured record set the owner and facilities team can actually use.

  • A real record model. Assets, systems, locations, products, companies, and warranties, each with its own page, linked documents, and documentation.
  • Agent-built, not hand-entered. Drop closeout files into the project and the agent classifies each one, links it to the right records, and fills in the details from the documents themselves.
  • Bundles get unbundled. Supplier packages, commissioning packets, and per-area warranty packs are sliced into per-asset and per-location documents, with every slice tracing back to its source pages.
  • Warranties, extracted. Warranty documents become structured records with dates, terms, and contacts, collected in a project-wide warranties list sorted by expiration.
